SenSpa is an award-winning luxury wellness retreat inside San Francisco's historic Presidio, the kind of location a business cannot replicate and a buyer cannot walk away from lightly. Massage, holistic treatments, and a loyal Bay Area clientele in a national park setting.

The owner came to Rejigg ready for an exit but firm on the business's worth, and patient enough to wait for a buyer who would meet it. What the deal needed most was endurance: operating inside the Presidio means the Presidio Trust must approve any lease assignment, and that process alone consumed roughly half a year.

The buyers connected with SenSpa in January 2024 and reached an LOI by August. Then came the long middle: diligence, financing, and a Presidio Trust lease assignment that stalled the deal for months without killing it. Seventeen months after the first meeting, the papers were signed in mid-2025. Patience, on both sides, was the deal skill that mattered.

Kyle Withycombe bought SenSpa as a family effort, with his father, who brought hands-on industry experience, deep in the negotiating. They assembled a team to get a complex, landmark-location deal across the line and came out the other side owning one of San Francisco's most distinctive wellness businesses.
